Usually, yes. Of the 342 lots with a recorded price since 15 October 2026, 94% sold above their guide, and the middle result was +21% on the guide. A guide is an indication of the reserve, not a valuation.
How much over the guide should I budget?
It depends on the house and the lot. Our grading assumes the hammer lands 15% above the guide; the table above shows how each house has really done. Set your own top bid from the value and your costs, not from the guide.
Where do these figures come from?
The result on the day from the auction houses that publish one, and the HM Land Registry price once a sale is registered. Withdrawn lots are left out, and a house needs five recorded prices before it is shown.
