LegalTerms of use

1. Who we are
This site is run by Auction Watch. Contact: [email protected]. By using the site or buying from it you agree to these terms.
2. Guidance, not advice
Everything on this site and in our reports and emails is general guidance. It is our opinion, worked out from public data (auction catalogues, HM Land Registry sold prices, EPC records) as we understood it on the date shown.
- It is not a RICS valuation, a survey, or financial, legal, tax or investment advice.
- It is not written for you or your circumstances, and we do not know them.
- It can be wrong and it goes out of date. Guide prices move, lots are withdrawn or sold before the sale, legal packs are amended, and sold-price and floor-area records contain errors.
- A rating, a grade or a bid limit is not a recommendation to bid, and not a prediction of what a property will sell for or be worth.
Before you bid, read the legal pack and any addendum, view the property, and take your own advice from a solicitor and a surveyor. A winning bid at auction is a binding contract. The decision to bid, and how much, is yours alone.
3. Lot details
Lot details come from the auction houses named on each page and belong to them. We are not connected with any auction house and do not act for sellers or buyers. Always check the auctioneer's own listing, which is linked from every lot.
4. Reports
A report covers one lot. It is checked by a person and emailed to you as a PDF, normally within one working day of your order and always before the sale. If we cannot send it before the sale, or the lot is withdrawn before we send it, we refund you in full.
We sell a limited number of copies of each lot's report, currently 10. When they have been sold, that report is closed and cannot be ordered.
A report is for your own use in deciding whether to bid. You may share it with your solicitor, surveyor, lender or co-buyer. You may not publish it, sell it or pass it on to anyone else.
5. Subscriptions
The Weekly Shortlist is a subscription, limited to 200 members. It is charged in advance, monthly or yearly as you choose, and renews until you cancel. You can cancel at any time by emailing [email protected]; it then ends at the close of the period you have paid for and your place is offered to the next person waiting. Reports included with membership that you have not ordered by the end of a month do not carry over. Prices are shown on the pricing page and include VAT where it applies. We will give you at least 30 days' notice by email before changing the price of a subscription you hold.
6. Changing your mind, and refunds
If you buy as a consumer you have 14 days from the day you order to cancel, without giving a reason.
- Reports. A report is digital content. When you order, you ask us to start work straight away and you accept that your right to cancel ends once the report has been emailed to you. Until then you can cancel for a full refund.
- Subscriptions. If you cancel within 14 days of first subscribing we refund that first payment in full.
- If we get it wrong. If a report is not as described, for example it covers the wrong lot or is missing a section listed on the pricing page, tell us and we will put it right or refund you.
To cancel, email [email protected] with the email address you ordered with. Refunds go back to the card you paid with within 14 days. We do not refund a report because a lot sold for more or less than expected, was withdrawn after we sent it, or because you decided not to bid.
7. Introductions
If you ask, we will pass your details to a bridging lender, an auction solicitor, or a surveyor or builder. This is optional and free: we do not charge you for it. An introduction is not a recommendation. We do not check or vouch for the firms' work, we are not authorised by the Financial Conduct Authority, and we do not give financial advice or arrange loans. Whether you use a firm, and on what terms, is between you and them.
8. Our responsibility to you
We will provide the service with reasonable care and skill. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit, and nothing here affects your statutory rights as a consumer.
Subject to that: we are not responsible for a decision to bid or not to bid, or for any loss on a property you buy or miss; we are not responsible for errors in data supplied by auction houses or public bodies; and our total liability to you is limited to the amount you paid us in the 12 months before the claim. If you use the site in the course of a business, we are not liable for loss of profit, loss of opportunity or indirect loss.
9. Using the site
You may view the site and use it to research lots for yourself. You may not copy it in bulk, collect its data by automated means, or reuse its ratings, grades or reports in another product or service.
10. Law
These terms are governed by the law of England and Wales. If you are a consumer living in Scotland or Northern Ireland you can also bring a claim in your local courts.
