    Check its floor area, guide and sold prices nearby, and view it if you can.

  2. Read the legal pack

    On Cottons' website: the special conditions, lease, searches and any fees on top of the price.

  3. Arrange the money

    The deposit, usually 10%, is due when the hammer falls; completion usually follows within 28 days. Auction finance.

  4. Register and bid

    Register with Cottons before the day and set your maximum before bidding starts.

What fees do Cottons charge buyers?

It depends on the lot. Most Cottons lots carry a buyer's administration fee, and some add the seller's costs to the price. The figures are in each lot's special conditions of sale in the legal pack: read them before you bid, as they are payable on top of the hammer price.

How do I bid at Cottons Auctions?

Register with Cottons on its website before the sale and have your identity checked; most auctions now take bids online, by phone and by proxy. If your bid wins, you exchange contracts there and then and pay the deposit, usually 10% of the price, and complete within the time in the special conditions, usually 28 days.
